$749.00
White top frame tents provide a classic, versatile option for weddings, galas, corporate events, and private celebrations. Featuring a frame height of 7 ft and a center height of 12 ft, they offer ample clearance for guests, tables, and décor while maintaining an open, unobstructed space. Designed for durability, these tents handle various weather conditions and create a clean, elegant backdrop. Perfect for both daytime and evening events, white top frame tents provide a polished, inviting atmosphere that complements any event style.
800 sq ft – Seats 64 – 80
A 20×40 frame tent gives you 800 square feet of covered space, enough for 64 to 80 guests at tables. It’s a good size for backyard weddings, graduation parties and family events. The frame holds the roof up from the edges, so there are no poles in the middle getting in the way of your tables or dance floor.
Our 20×40 tent rental starts at $749, and our crew delivers it, sets it up and takes it down for you.
Why Choose a 20×40 Frame Tent
- No center poles. The frame carries the roof from the edges, so the whole 800 sq ft is usable for tables, a buffet or a dance floor, with clear sightlines from every seat.
- Goes up on almost any surface. We stake it on grass and use weights on driveways, patios and parking lots, so you’re not limited to a lawn.
- Covers sun and light rain. The white top shades your guests and keeps off light rain, and you can add solid or window sidewalls and heaters or fans for the season. Like any tent, it isn’t a shelter in severe storms or high winds.
- Easy to dress up. Add a liner, pole skirts and string or globe lights to turn a plain party tent into a finished event space.
- Clear pricing. The tent and every add-on are priced right on this page, so you can plan your budget before you call.
- We handle the work. Delivery includes setup by our crew, and we take the tent down after your event. B&B is a family business that has been doing this for over 25 years.

20×40 Tent Rental Price and Add-Ons
The tent starts at $749. You can add extras depending on the season and the time of day. Here’s what you can add when you book:
| Add-on | Price | Why people add it |
|---|---|---|
| White sidewalls (7 ft) | $360 | Keep out wind and rain |
| Cathedral window sidewalls (7 ft) | $480 | Weather cover that still lets guests see out |

For example, a driveway party with white sidewalls comes to $749 + $360 + $252 = $1,361, plus delivery and tax. Delivery is priced by your location and includes setup. Prices are per event, which normally covers about three days, since we deliver before your event and pick up after it. Request a quote for your exact setup, and ask about our price match guarantee.
Setting Up on Grass, a Driveway or a Patio
Every frame tent has to be secured. On grass, we stake it into the ground. On a driveway, patio or parking lot where we can’t stake, we use weights with block covers for added stability, so the tent stays put. Just tell us which surface you have when you book.
When you book, tell us the size of your space and the surface it’s on. In our local service area, our event specialists can also come out to measure and talk through options. That visit costs $250, and we credit it toward your order when you book.
Before setup day, you’ll need any permits your town requires, and underground lines marked. Tent stakes can go several feet deep, so call 811 at least three business days ahead.
If there’s any chance of rain, sidewalls make all the difference, and they’re easy to add when you book.
